I went through the process myself as a young expat, and I offer to help with ZIPA applications over $100k.
TL;DR. Invest $100k+ in Zanzibar real estate through ZIPA and you get a 100% exemption from income tax on your worldwide income, residency benefits and a growing digital nomad scene. The process is transparent, the place is beautiful and the location is good. For tech people and investors that is hard to beat.
A lot of people gave me good feedback and wrote to me because of my article A Guide to Buying Land in Zanzibar as a Foreigner.
So I decided to follow up with another topic. A guide towards worldwide tax exemption by owning real estate through the Zanzibar Investment Promotion Authority (ZIPA).
I am a young expat and I moved to Zanzibar not long ago. I want to share what I see from the inside, because I think this might be the most overlooked tax haven and digital nomad paradise there is. If you work in tech, if you invest, or if you want to sort out your taxes while living somewhere tropical, read on.
Zero income tax, worldwide

Through ZIPA, Zanzibar offers this. Invest $100,000 or more in local real estate and you can qualify for a 100% exemption on your worldwide income tax. Yes, worldwide. This is about more than local tax. It changes your whole global tax situation, and you get residency in one of the most beautiful places on Earth.
For digital nomads and remote workers in tech this changes a lot. You run your startup, manage your investments or write code for clients from a villa on the beach, and you legally pay zero income tax. That is not a dream. Zanzibar offers it to investors who qualify.
The tax is only one part. Zanzibar is quickly becoming a place for digital nomads and tech founders. There is fast internet, a growing group of people like you, and your money goes further because living here costs less.
In this article I explain the investment process, the tax benefits and what life is really like for a tech person in Zanzibar. I went through the process myself, so I can tell you more than the official brochures.
And an offer for readers. If you are thinking about investing more than $100,000 USD, I can help you with your ZIPA application. Reach me on WhatsApp at +13103408213 or on my local number +255775585555. I can make your application easier, and talking with other investors keeps all of us up to date on what changes in this market.
Whether you want to sort out your taxes, find your next base for remote work or just invest in a young market with a lot of potential, Zanzibar is worth a look. Here are the details.
What I see from the inside

I am a young expat who moved to Zanzibar not long ago and went through the investment process here. Before I go on, my offer again. If you are thinking about investing more than $100,000 USD, I can help with the Zanzibar Investment Promotion Authority (ZIPA) application. Write me on WhatsApp at +13103408213 or on my local number +255775585555. Helping other investors grows our community, and it also keeps me current on the rules, which helps my own investments.
Zanzibar is quickly becoming a real player for investors worldwide, especially in real estate. I went through it myself and I can say the investment rules here are transparent and legit. The Zanzibar Investment Promotion and Protection Authority (ZIPA) has put in a set of incentives that are changing how investing here works.
The tax benefits

The best part of investing in Zanzibar is the tax. I am not a professional investor, but I benefit from these rules, and I can say they are simple and fully in line with international standards. You get a 100% corporate tax exemption for the first five years, then a 50% reduction. You pay no profit tax on earnings you take out of the country. Foreigners can own 100%. And you get five years without land lease payments.
These are not complicated loopholes or tricks. They are open government policies, made to bring serious long-term investment to the island.
Real estate

Real estate here is where it gets interesting. I went through the process, and developers who invest here can legally get a 100% exemption on withholding tax for interest payments, no stamp duty on contracts, no capital gains tax on property they bought, and 33-year land leases with five years without payments.
Zanzibar compared (The Ibiza of the Middle East)

I am not a professional real estate investor. But from my research and my own experience, this is how Zanzibar compares. Against the Maldives, Zanzibar has easier rules for foreign owners and wider tax benefits. Against the Seychelles, both give tax benefits, but Zanzibar’s exemptions usually go further. Against Mauritius, Zanzibar’s newer rules are often more generous, especially in real estate. Against the Caribbean countries, Zanzibar goes for long-term development and not for short-term things like citizenship by investment.
Why Zanzibar

As a new investor, this is why Zanzibar stands out for me. You can get in with $100,000 USD in real estate and already get big benefits. The market is young, so prices have a lot of room to go up. It spreads your money over another region and another economy. The nature and the culture make it a good place to live, not just to invest. And it sits off the East African coast, a door to the young African markets and still close to the Middle East and Asia.
How I did it

I went through it myself. This is how you invest in Zanzibar real estate, in short.
- Location research. Find areas worth investing in.
- Due diligence. Check who owns the land and if it is available.
- ZIPA application. Apply for investment approval (I can help with this for investments over $100k USD).
- Negotiation. Agree on terms with the landowner.
- Legal review. Have a local lawyer look at all documents.
- Payment. Send the money through official channels.
- Title transfer. Register the transfer with the land registry.
- Lease acquisition. Get the official lease document from the government.
Foreigners usually get leasehold and not freehold, with leases of up to 99 years.
So

I am a young expat who went through this, and I can say Zanzibar is a special case for investors. The law is transparent, the tax incentives are generous and the real estate market is still growing. For investors who want to spread their money, it keeps getting more attractive.
I am not a professional advisor. But I am happy to share what I learned and help other investors where I can. If you are thinking about investing in Zanzibar, especially more than $100,000 USD, just reach out. I can help with the ZIPA application, and talking with other investors keeps all of us informed about new chances and new rules in this market.
As with any investment, do your own research and get professional advice. That matters. My time here has been good for me, and I want to see how Zanzibar grows as a place for investors from all over the world.
